Plan staged spending and cash flow

Spending in stages, tied to completed work and to your phasing plan, protects you from running out of money halfway and from paying for work that is not done.

How

  1. Spread the cost plan across the project timeline, phase by phase.
  2. Match each phase to a funding source: savings, staged loan draws, or income.
  3. Agree contractor payments against completed, inspected stages, never the full amount up front. Some US states cap deposits; check your consumer protection agency.
  4. Hold back a final payment until the work is complete and you are satisfied.
  5. Keep the contingency spread across phases rather than all at the end, because risks arise throughout.
  6. Check quote expiry dates; prices can change quickly in volatile markets.
  7. Update the cash flow every month with actual spending.
