Plan around the build season

Climate decides when earthworks, concrete, roofing and buried services can be done. Getting this wrong can add months to a schedule.

How

  1. Find the months when ground is workable and access tracks are usable at your site; ask local builders and the building department.
  2. Schedule excavation, foundations, septic installation and buried pipes for the best months.
  3. Concrete is the most weather sensitive task. A US technical bulletin citing ACI 306 treats conditions as cold weather when air temperature falls, or is expected to fall, below 40 °F (about 4 °C) during protection; concrete must not freeze in its first 24 hours and is usually kept at 50 °F (10 °C) or above while it gains strength. Plan heated enclosures or blankets, or pour in a warmer month.
  4. Aim to have the building weathertight before the worst season (wet, frozen or extreme heat).
  5. Check whether inspectors or soil evaluators work through every season in your area.
  6. Plan secure, dry storage for materials and equipment delivered early.
  7. Read the climate notes in this module for your climate.
