Put it in a written contract

A written contract sets out what is being built, for how much, by when, and what happens when things change.

How

  1. Get a written contract even where the law does not require one.
  2. Include the contractor's name, address, licence number, scope, drawings, specification, price, start and finish dates, and payment schedule.
  3. Put every verbal promise in writing.
  4. Include how changes (variations) are priced and approved, and who obtains which permits and inspections.
  5. Require handover documents: certificates, as-built drawings, manuals and warranties.
  6. Never sign a document with blank spaces or one you do not understand. Have a lawyer review large contracts.
  7. Many countries have standard building contract forms; ask a local lawyer or trade body.
